2. Our Services
We provide hire, sales, and maintenance of modular and portable buildings across the UK.
Our website is intended to give general information about our products and services. While we make every effort to ensure accuracy, all details, pricing, and availability are subject to change without notice.
3. Quotes and Orders
- All quotes are valid for 30 days unless otherwise stated.
- Orders are only accepted once confirmed in writing by us (e.g. via email or signed agreement).
- We reserve the right to decline any order at our discretion.
- Drawings, descriptions, or photos are for guidance only and may differ slightly from the final product.
4. Payment Terms
- Unless otherwise agreed in writing, payment terms are 30 days from the date of invoice.
- For hire contracts, invoices are typically issued monthly in advance.
- For sales, a deposit may be required before manufacture or delivery.
- Late payments may incur interest at 8% above the Bank of England base rate, in accordance with the Late Payment of Commercial Debts (Interest) Act 1998.
- All goods remain our property until paid for in full.
5. Delivery and Installation
- Delivery and installation dates are given in good faith but are not guaranteed.
- We are not liable for delays caused by factors beyond our control (e.g. weather, transport, site access issues, or supplier delays).
- The customer must ensure the site is ready and suitable for delivery and installation.
- Any additional costs incurred due to site access issues or delays may be charged to the customer.
6. Hire Agreements
For modular building hire:
- Hire charges begin on the agreed delivery date.
- The minimum hire period will be confirmed in writing.
- The customer is responsible for the safekeeping, security, and insurance of the building while on hire.
- No alterations or relocations may be made without our written consent.
- The building must be returned in good condition (fair wear and tear accepted). Cleaning or repair charges may apply.
7. Maintenance and Service Requests
If you have a maintenance contract or submit a service ticket:
- We will respond within the priority level agreed (e.g. urgent, standard, routine).
- Preventive maintenance services are provided on a scheduled basis.
- Reactive repairs are subject to availability and may incur call-out charges if not covered by warranty or contract.
8. Warranties
- For sales, we provide a 12-month workmanship warranty, unless otherwise stated.
- Manufacturer warranties apply to specific components or materials where applicable.
- We are not liable for damage caused by misuse, neglect, modification, or lack of maintenance.
9. Cancellations
- Orders cancelled before production or dispatch may be subject to a cancellation fee to cover costs incurred.
- Hire contracts may have a minimum term, and early termination may result in remaining hire charges being payable.
- Any cancellation must be confirmed in writing.
10. Limitation of Liability
We do our best to provide reliable, safe, and high-quality products and services. However:
- We are not liable for any indirect, consequential, or economic losses (such as loss of profit or business interruption).
- Our total liability shall not exceed the total amount paid under the relevant contract.
- Nothing in these terms excludes our liability for death or personal injury caused by negligence, or any liability that cannot be excluded by law.
11. Website Use
- You agree to use our website only for lawful purposes.
- You must not attempt to disrupt, hack, or misuse the site in any way.
- All website content, including text, images, and design, is owned by or licensed to S & S Site Services (Nationwide) Limited.
- You may not reproduce or distribute any content without permission.

13. Force Majeure
We are not responsible for any failure or delay in performing our obligations caused by events outside our reasonable control — including, but not limited to, extreme weather, strikes, transport disruption, or supplier failure.
14. Hire & Sales Disclaimer
- Ownership: All modular buildings, cabins, and portable units remain the property of S & S Site Services (Nationwide) Limited until full payment (for sales) or the end of the hire term (for rentals) is received.
- Insurance: The customer is responsible for ensuring that appropriate insurance is in place to cover loss, theft, or damage to the building and any third-party liabilities while it is on site.
- Responsibility on Site: Once delivered, the customer is responsible for the safe and proper use of the building, including ensuring compliance with all relevant health and safety and planning regulations.
- Condition of Goods: Upon completion of hire or sale delivery, the customer must inspect the goods and notify us within 48 hours of any defects or damage.
- Risk Transfer: Risk transfers to the customer immediately upon delivery to the site (for both hire and sale), even though ownership may remain with us until full payment or return.
- Access and Recovery: In the event of non-payment or breach of hire terms, we reserve the right to access the site to recover our property without prior notice.
This disclaimer is designed to protect both parties and ensure a clear understanding of responsibilities during hire or ownership.
15. Governing Law
These Terms are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the English courts.
